I had a contractor give me an estimate over the phone

I had a contractor tell me over the phone that a 24 X 24 garage with a master bedroom over would be in the  ballpark of 150K. Not sure it's in my best interest to spend
that much money.

You got my attention with that phone call. Contractors
are not interested in spending time with people who
have daydream ideas about remodeling their house.

They get several calls a week from people who have no
intention of doing a remodel but just want to know what
it would cost.

They are looking for serious buyers. The
way they can tell is by how much effort you have put into
it before you contact him. If you have put in some
serious effort they will sense it immediately & will be
eager to make an appointment & give you a real honest
price.

On the phone he will tell you any silly number that
comes to mind. If you bite & say something like “Oh, that
sounds good” then he will be at your house in a few
minutes because he thinks he has a sucker who bit on a
ridiculous price

I would not take that price seriously. It may be correct
but I doubt it. Do your homework first, then call to make
an appointment. You will be glad you did.
