Who should I hire to build my shell dormer?

In your ebook you mentioned that you had built many shells for
people. I’m currently in the beginning stages of having a
contractor build a shell for my 1950’s cape “Dormer across the
back”. I’ve got the loan, created some plans on the computer
and have a contractor coming this weekend. Here are some
things I’m up in the air about.

Do I need an Drafter/Architect to draw the plans? I’ve already
created floor plans and detailed sketches.

Are most contractors eager to take on a project like this?

What are some things I can focus on to ensure he’s going to
get the job
done right and quick? How many guys will you have working on
the project. Expected time line?

Any other suggestions would be greatly appreciated.

I will try as best I can to answer your concerns:
1. The contractor can/will/should supply any necessary building
plans for your dormer & submit them to the Building Department
for approval.
2. Not all contractors are equipped to do a dormer nor do all
contractors have experience with them. I would not have a
contractor do mine unless I have seen some that he has done
recently. There are contractors that do dormers almost
exclusively. They would be my first choice.
3. If you are doing a 30'+ dormer he should have a minimum of
4 men on the job & 5 or 6 are better. A 30' dormer should be
"weathered in" in one day at the least. A contractor experienced
& equipped (scaffolding, tarps) for dormers will frequently finish
complete (roofing, windows, siding) in one day or two days at
most.

When contractors build a shell there is an opportunity to leave
out many items that would normally be included if they were
building a finished job. Including these items makes your finish
a lot easier & the added cost is small.
Make sure when you receive your estimates that they include
the following:
Ceiling beams (They will usually reuse your existing roof
rafters) & stiffeners to level them out.
Nailers- these are additional 2X4s placed in the corners so you
have something to nail your sheetrock onto.
Cleanup- If you are smart you will have the contractor do a
complete cleanup of the debris. The cost should be included in
the estimate.
Make sure you are getting a roof overhang. 6" minimum 8"-12"
is better.
If you’re smart you will have them install the gutters & leaders.

Use high quality windows only & don't skimp on the number of
windows.
Some contractors will leave these items out of the estimate so
his price looks better. Then when the job starts they will ask if
you want them included (at an inflated price)
Finally, I would suggest that you fill in any necessary sub-floor
yourself. It’s an easy job & you can save a few dollars rather
than having the contractor do it.
