Should we include these options in our project?

 

Bill,
The information in your book was very helpful. You are a genius. I
have a question regarding a few options of our project. Let me first
briefly describe our project to give you an idea what we are doing. It is
a second story addition on an expanded ranch. The kitchen and dining
area at one end of
the house with cathedral ceilings will remain intact while the area at the
other end above the existing bedrooms and part of the den will be
raised for the second story addition. We are planning a 748 sq. ft.
addition measuring 22 X 34' with three rooms. The options we are
contemplating are:
1) An open to below area overlooking the den to create some
openness in one corner.
2) A balcony off one of the rooms which will be on top of part of
the den's roof below. Vinyl decking was my thought for maintenance
reasons. This I like but my wife has her reservations. The view into the
back yard would be very nice overlooking the pool. Both of these I feel
will be attractive. I wanted to get your opinion regarding the cost to
value ratio on these types of options. Any information you could give
us would be appreciated.

Thanks for the compliment but I am no genius, just experienced.
Your project sounds great. Your "open to below area overlooking the den" I understand as an inside balcony overlooking the den. That
sounds great to me & will greatly enhance the appearance of the room & add lots of value to the house.

The exterior balcony is another story. I am not going to tell you not to do it. I am going to point out a few reasons why I would not.

I have built a few of these balconys. Thay are very expensive relative to what you are gaining. You will need an exterior door & that will require a exterior light & switch  a GFI exterior outlet. You will need a railing of either wood or wrought iron. Last but not least you will need a deck that does not leak which they are prone to do.

On top of all that it has been my experience no one will ever use it & it will add little to the value of the house If I was on a tropical island overlooking the ocean I might build it.
