Hi- Ranch Addition

High ranch or sometimes called split ranch houses have fewer addition options than a typical ranch. A hi ranch is nothing more than a typical ranch with a finished basement. The builder leaves part of the the foundation walls exposed about 3' -4' above ground.

I suspect the first hi ranch was built when the builder found he had excavation problems & could not dig below three or four feet without hitting rock or clay or whatever. He then had to come up wih a design that would appeal to home buyers & thus the hi-ranch was invented.

In any event it poses problems when adding an addition because of the high exposed foundation walls. Any first floor addition starts with a 3 or 4 feet high foundation & that adds considerably to the cost.

I have built several master bedroom additions on these type homes. The addition is built either on support columns or the first floor area can be enclosed.
