"Any money
saved by eliminating design items, will cost you many times more than you saved
when sell time comes around"
NOTE: There is a difference
between a dormer or dormers addition & a second story addition. A dormer
addition refers to a home that already has a formal staircase to the second floor
& about 9' or more from floor to the ridge, typically a Cape Cod type house.
A second story
addition has neither.
I always thought building a dormer addition or
double dormers on your home was the best buy to add living space for less money. No
cement foundation costs, & no exterior doors, no steps, usually less expensive
windows are all factors in the cost reduction. You also have the advantage of
simple home bathroom additions & in some cases added storage space. In other
words dormers are where you get the biggest bang for your buck, if
you build the right dormer with the right contractor.
No, I am not trying to sell you a dormer addition
or dormers for your home. I am retired now & have no interest in
getting in the car & driving to your house to give you an estimate. Those days
are gone. What I am trying to do is steer you in the right direction. I have
watched too many people make bad dormer decisions when remodeling their home. You
are going to be spending a bunch of money & you should be making every effort
to learn something about what you are buying.
Dormer additions have many, many variables & the
combination of the variables that you choose are going to make up the final
look & feel of your home. Unfortunately too many people do not
plan or design the dormer properly & wind up adding value
diminishing additions to the second floor.
Ride through any neighborhood & you will find the type
of dormers that I am talking about. They are dull blobs of lumber &
siding stuck on the top of the house. You will also see some great
looking dormers that add considerably to the value of the house. How often I would
hear this "Look, we don't want to spend a fortune. We need extra room at a price we
can afford, but it has to look nice too"
The difference in a blob & a nice looking dormer
addition is but a few dollars spent on the right choices. I can
show you how to save a few thousand dollars (probably more) by making the right
choices on the dormer & choosing the right contractor with the true
lowest price.
With a little more planning
effort & only a few more dollars a dormer addition will be worth
many thousands of dollars more than it is now. Not only that, it has been my
experience that most homeowners pay too much for what they buy.
I spent 25 years selling dormer additions & every
other kind of addition you can think of & I know what I am talking about. A
week never went by without someone buying the wrong dormer addition at the
wrong price, the right dormer addition at the wrong price or the wrong dormer
addition & the right price.
In all instances they could have done a better job. I can
show you how to buy the right dormer addition at the right price every
time. It is not rocket science. Follow a simple step by step method I
have developed & you will buy the right dormer at the lowest price
available. Not only that, you will have it built by the contractor of your
choosing.
This is not a can of beans you are
buying. You can't take the dormer addition back to the store & say "I
want to return this" It has to be done right the first time.
Take a look at my new e-book about dormer additions. It
will show you the best way to plan & design a dormer for your house, & then
how to choose the best contractor at the lowest price. Follow my advice & you
will build a better looking remodel at a much lower cost.
